Allow us to introduce ourselves so that you can be more comfortable when we call or arrive unannounced at your place of business to conduct an inspection.  We are independent representatives of either your investor or product manufacturer.  They hire our services to verify a variety of issues that they need additional information on. Understandably, you are nervous about revealing confidential information to someone outside of your company but we are there legitimately and ultimately for your benefit.

For commercial property owners, your investor likes to be reassured of their investment in your business. Usually it is impossible for them to investigate such matters themselves, as they have numerous investments nationwide.  For this reason, they hire us to gather the information for them so that they can satisfy not only their own uneasiness of such a large investment, but also their stockholders needs for reassurances. As well, there are certain government regulations concerning investment in commercial properties which must be satisfied.

Your investor needs reassurance: that you continue to be capable of repayment; that your building is well maintained and in compliance with health, safety and zoning code issues particular to your location; that you continue in your ability to attract tenants if that applies; and that the area you are located in continues to be prosperous and competitive. All of these issues can be addressed only by someone situated locally to you and who knows the area. Therefore, the investor contracts local individuals that can provide them with this additional information and insight.

Because we do not work directly for your investor, often they have contracted a national locator to subcontract us, they do not know our individual names. They will only know that someone has been contracted to complete the inspection and provide them with the needed information and photographs. Likewise, we know little about your investor. We know only their company name and your company name and address.  The rest is pure information gathering and all information is kept confidential between you and your investor, even though many eyes may view it.

If you are a retailer that accepts coupons or uses a credit card machine, field servicing involves verifying your actual existence and legitimacy in redeeming coupons or ordering a credit card scanner. The manufacturers have requested this information be verified because there is much fraud in existence in these times. We are there to protect both your and our clients' interests.

We realize that you would prefer to always be notified of our intent to inspect, however, this is not always possible and not always feasible.  While you may have a very legitimate business and you are upset that your redemption check has yet to arrive or the scanner you ordered is not available just yet, this is not always the situation. Many times, we have discovered that what is suppose to be a business is nothing more than a post office box, a burned down building, or a vacant lot. With all the technology today, fraud is often too easily accomplished. For this reason, manufacturers need proof that a request is legitimate and the only way to accomplish that is to have an independent person that is local to the area go and verify the information.

The manufacturers often request photographs of your place of business as well as a record of the dimensions.  They use this information to calculate the volume of business they can anticipate doing with you.  Larger stores mean more business. They also ask for information that they already have. We realize that you have given this information to them already, but fraud occurs even in our industry. Therefore, the manufacturer wishes us to obtain the same information they already have, so they know we actually did our job. Your cooperation expedites your request and makes our job all that much easier. Frequently, if you object, we will not be paid and your request will not be processed.
