For Home Owners and Borrowers
Let us introduce ourselves in this neutral zone. While we are all self-employed and do not work directly for your bank or insurance company, we are their representatives. We come to your home at their request, not of our own volition. We cannot tell them we won't come to your house. We are there to talk to you - nothing more. Sometimes, if requested, and we are bonded to do so, we do collect payments, but that is not always our primary job. Our primary job is to provide a point of contact between you and your bank or insurance company. We come only to gather information, not to embarrass you, harass you, argue with you, or otherwise inconvenience you.
If we are there for your bank, whether that is a mortgage, a car, a credit card or other unsecured loan, we are sent to determine that you are still present at your given address and to request that you call your bank. Sometimes the banks want us to verify that you are working, that you have an income, a phone number where they can reach you, or just to find out what your present circumstances are, and sometimes we need a photograph or two of your house to prove that we actually went to your home.
Many times, we find that a property is not occupied, that the person we are seeking is living elsewhere, or is not alive at all anymore. This is all very important information to your bank and needs to be provided to them. You might think that is strange, but it does happen quite often. This is the bank's worst nightmare. They do not want your house empty and open to vandalism. They prefer you stay there, it's your home, and care for the house. They only want the money they loaned to you - they do not want your home, your car or anything else, just the money you agreed to pay them.
Believe it or not, we do not get paid very much to come to your home - we are not being paid to argue, be called names, or have the door slammed in our faces. We are not getting rich off being at your house either. It's just a job that helps pay our bills. A job we happened to come across that suited our life better than an office job. Most of us are no different from you - We have children, grandchildren, homes and bills to pay. And because our job is sometimes very tentative, sometimes even we have people coming to our door wanting us to call our bank.
If we are there for your insurance company, we are there only to help them determine how much insurance you need to be adequately insured. Your insurance agent wants to provide you with the best possible coverage in case a loss should occur, so that you will not be homeless - to enable you to replace your home as well as the contents and be the least inconvenienced as possible. Sometimes we must come into your home to obtain documentation of finer quality construction materials and fixtures so that they will be replaced with the same quality. Again, this is only to help your agent insure you appropriately; we are there for your future protection.
Your insurance agent is suppose to notify you that we will be coming, either unannounced, or calling to set an appointment for an interior inspection. If he fails to do that, please forgive him and us. It is beyond our control and because we do not work directly for him, he does not know our name or phone number that he could call us to change the arrangements. We are usually all independent representatives and know very little of circumstances beyond your name, address and/ or phone number.
We generally always need photographs of your home so that the insurance company has documentation of what your home looks like. Sometimes we have to measure the house so that square footage can be calculated. This is needed to determine the current and future costs to replace your home. If we are asked to set an appointment, we will do that. However, often, we are told to complete this inspection without an appointment and, if so, we arrive unannounced. There is nothing we can do about that and it is costly to your agent for you to refuse to allow us to complete the inspection.
